The Lindt Apartment by Emil Dervish, is a Kyiv apartment in Lipki, embodies a seamless blend of history and modernity. Designed by architect Verbytskyi in 1908, the residence is surrounded by tranquil linden trees, contrasting the bustling city nearby. Spanning 175 sq.m. with four-meter ceilings and ample natural light, the apartment’s bay windows, balcony, and functioning fireplace captivated its new owners—a minimalist family with two children. The renovation aimed to honor the apartment’s historical roots while meeting modern needs.
Two and a half months of careful dismantling revealed original architectural features, including widened doorways and traces of a 1941 fire. Using archived 1908 plans as a guide, the space was reimagined to balance functionality and aesthetics. The apartment was divided into adult and children’s zones, with circular passages enhancing airflow and accessibility. Timelessness is the studio’s guiding philosophy, achieved through natural materials and vintage accents. Warm white textured walls, custom stucco, and checkerboard parquet flooring reflect the Art Nouveau heritage of Kyiv. Italian travertine enriches the kitchen and fireplace, complementing the understated elegance.
Vintage treasures, including a 1960s Italian chandelier and restored furniture from Western Ukraine, imbue the space with character and history, while modern elements like concealed appliances maintain practicality. The living room, the apartment’s heart, features a 64 sq.m. open layout extending to a bedroom via an original doorway, emphasizing spatial harmony. Arches discreetly house storage and appliances, ensuring contemporary conveniences remain unobtrusive.
The bedrooms and bathrooms mirror this ethos, combining Ukrainian antiques, such as a Hutsul chest and a pre-revolutionary Austrian bathtub, with modern fixtures. The children’s area balances functionality with playful elements like an arched shower and a gaming zone. Despite challenges, including the war in Ukraine, the project was completed with resilience and care. Each design decision reflects a deep connection to heritage, resulting in a home that serves as a sanctuary and a place of strength for its owners.
